Here are the 3 main factors that go into getting you approved.


1. Your income.  You need at least one family member in a full time role and most often you need job history.  (I have special programs for self employed and special circumstances.)


2. Your credit score.  Your credit score helps the lenders determine how much "risk" is involved in lending to an individual.  The lower your score the higher the interest rate you can expect to pay.  (I have a tremendous amount of experience helping customers increase their score before their loan closes to help them save on their rate!)


3. Downpayment.  The more you can afford to put down the lower your monthly payment will be.  (I have programs that can get us very close to zero down if you need.)

Keeping your credit score as high as possible helps you get the best rates and the most options for your mortgage.


To keep you score high here are the main things you need to do.


1. Make your existing payments on time.  Just one late payment can have an impact.


2. Pay down your balances.  Part of your score is calculated by looking at how much of your existing credit is used.  You want as much room as possible on all your different credit lines.


3. Avoid taking on large credit lines like cars, boats etc.  These purchases will use up your available credit room and potentially lower your score.
